Question: Amber, what are some things that you do as a real estate agent that goes above and beyond for your listing clients?

Answer: Today is a great example of one of those types of tasks. Today I hiked 5 miles and captured a compilation video of multiple waterfront parks that are close to my listing client's property at 425 Ashe Cabin Hollow Rd Harriman, TN that is for sale. Question: Amber, what's new in real estate today?

Answer: Haven't posted much here lately. Been extremely busy working lots of long hours. However, here are 2 notable updates:
1. Homes.com reports, in an email notification I recieved today, that Mortgage Rates are the highest/worst they have been in the past 11 months of analysis. I am assuming that this means the average compounding interest rate, or the Fed base rate, is what is being considered. Either way, valuable info regarding the impact on buyers, which is causing them to want/need lower price tags in order to result in affordable monthly mortgage payments.
2. The home I have listed at 425 Ashe Cabin Hollow Rd Harriman, TN 37748 has a new price drop at Zillow.com, as well as on thousands of other websites, and the MLS.

Question: Amber, what are your recommendations for lending options for those trying to purchase the property at 425 Ashe Cabin Hollow Rd of Harriman, TN?

Answer: It's important to understand that different lending companies, different banks, and different Mortgage Loan Originators will over a different menu of products. Each product can be used in different types of scenarios. Each product has it's own set of rules, and limitations. The important thing is knowing that you have an agent, like me, who helps advocate for a solution. Never allow yourself to be limited. Some of the best properties
need unique lending products. So, it's important to go with a product that
is designed to meet your goals, and not just something you've heard about
in an ad or a commercial.

Hope that makes sense. Remember that lending companies might not be as
invested, as you are, in keeping your options open. Lending companies make
money when you originate a loan with them; if their products put limits on
your choices, that impacts you more than them.

However, the real estate agent makes most of their money when a property
sale is successful, meaning they are naturally more invested, and incentivized

Tuesday, July 14th, 2026, 9:43 AM EST - What's new in real estate? - I just completed the selection of the maximum of 60 images to display in the MLS (which distribute out to countless other real estate advertising websites) for newly listed home with acreage for sale at 425 Ashe Cabin Hollow Rd Harriman, TN 37748 in Roane County Tennessee, near Kingston City Park on the lake. All images have been carefully captioned. These captions show up in the MLS, but they do not show up on all websites that the advertising data distributes and synchronizes with. This is because all of those independently owner and operated search sites have different layouts and designs. So, always ask the listing agent, or, if applicable, your buyer's agent (if you have signed a contract that Designates you a buyer's agent), to provide you with the official MLS listing that includes the informative, typed captions. Tuesday, July 14th, 2026, 8:26 AM EST - What's new in real estate? - This morning, while inputing and expanding the photo gallery for one of my listing clients, I noticed a new feature, or setting, being implemented in the MLS, ETNREALTORS, formerly KAARMLS by name. The setting/feature is interesting, and honestly, I'm not sure than I am a fan of it. However, it's new, and the staff who are the most knowledgeable about it are not in office today, so I plan to reach out to them by phone or email in the days ahead to learn more. From what I can see, this is a setting that is being implemented across the board, meaning that it could/would impact all agents, and photo galleries, that are in the MLS. It might be happening Nationwide, or it might be local to this, and some select other, MLS systems regionally. It seems like it might impact how images in property photo galleries display, or don't display, when properties are in an Off Market status. Does this mean that Pending, Closed, Cancelled, and Expired listings will all be impacted the same way? It will be interesting find out just how this change fulling impacts our industry when it rolls out.
